What is Tenant Representation?
In most transaction negotiations the real estate broker represents the landlord or owner. If the broker has a written agency agreement with the owner, it has a legal obligation to represent the best interest of the owner and negotiate the best deal possible for them. Upon request, a broker may also represent a tenant through a written agency agreement. If a broker has a written agency agreement with a prospective tenant, it has a legal obligation to negotiate the best possible deal for the tenant. And typically, brokerage fees will be paid by the landlord or owner, so tenant representation usually costs you nothing.
